Set above the Mangawhai Estuary, this striking architectural residence was designed to make the most of its elevated coastal position while carefully navigating the challenges of a steep site. Designed by LTD Architects, the 413 m² home blends Nu-Wall aluminium cladding, Manor stone masonry and cedar detailing to create a contemporary coastal palette that is both refined and durable in the marine environment. Generous ceiling heights of up to 3.8 m and carefully integrated structural steel allow the interior spaces to open toward the expansive estuary views. Bespoke features throughout the home include a cedar-wrapped stairwell, a dedicated media room with built-in recliners, and lift access between levels. Over 300 m² of outdoor decks extend the living spaces outdoors, creating multiple entertaining areas that step down the hillside and connect the home to the surrounding landscape.
